     We put this page together to help the property owner seeking help.  Sometimes it is questionable whether professional help is necessary.  If you can find similarities in any of the following photos you're in the right place.  Below I have pictures of some necessary repairs.   

     Sometimes the smallest of repairs can truly save you money in the long run.  Example: out dated kitchens & baths, appliances, toilets, faucets, and dishwashers.  These old appliances could be costing you far too much money on your water bill. 

     If you live in an older home (1900-1960's) you are probably paying way to much to heat your home.  This is due to lack of insulation, older siding, and possible out dated windows.  If you have any 1 or combination of these examples you could save hundreds a year in updating.

LEAKING ROOF/WATER PIPES

A lot of times a small roof leak like this could turn into a huge renovation once mold sets in.  If you have water stains like this you should defiantly call a contractor to research the problem.

If your windows have any resemblance to the following windows you are paying too much to heat your house in the winter months.

Sometimes a repair isn't necessary but a luxury.  This kitchen is more of a necessity, there is little cabinet space, and old fixtures (that could be adding to your water bill).

Believe it our not this common problem could cause some severe problems without being cleaned out.  Clogged gutters can cause cellar floods, roof leaks, and rotten wood, so if you see plants coming out of your gutters they need a good cleaning.  And some other personal advice to you, if you are thinking of getting or already have gutter helmet or covers, they do not work!!

If you see a black tar at the base of your chimney, the chimney is not flashed properly.  This could be another reason for water stains on your ceiling, and it should be re-flashed the proper way.

This is an example of what chimney flashing should look like, but do remember looks can be deceiving and not every contractor knows what he is doing.  ANY penetration in your roof is a potential leak if not installed properly.
